What makes Atlanta claims different
Atlanta calls itself the city in a forest, and insurance adjusters feel that every storm season. Mature oaks and tulip poplars over Virginia-Highland, Kirkwood and Grant Park bring limbs down on roofs with every squall line. Many of those homes are 1920s craftsman bungalows and Victorian cottages with plaster walls, heart-pine floors and details that standard estimate line items don’t price well.
North of I-20, the metro’s hail corridor is active from March into June. Neighborhoods in Buckhead, Brookhaven and along the Perimeter can see multiple hail claims within a few years, which sets up arguments about “prior damage” and repairability. Downtown and Midtown add another category entirely: condominium towers where the HOA master policy and the unit owner’s HO-6 policy have to be sorted out before anyone can value a loss.
Common disputes we see inside the Perimeter
- Plaster and lath interiors priced as modern drywall.
- Historic-district roofing and window requirements left out of the scope.
- Tree removal limits applied to complex crane jobs in tight lots.
- Condo water losses where responsibility for the source unit is contested.
- Hail claims denied as “pre-existing” after a prior storm.

Questions from Atlanta property owners
Do historic preservation rules affect my Atlanta claim?
They can. Properties in locally designated districts may require approved materials or methods. When those requirements increase the cost of repair, policy ordinance-or-law provisions may come into play.
My condo building’s HOA is also filing. Do I file separately?
Often yes. The association’s master policy covers parts of the building it insures; your HO-6 covers your unit improvements and contents. We help figure out which policy covers what.
