A region that has seen it all
In January 2017, a powerful tornado tore through Albany and Dougherty County. Less than two years later, Hurricane Michael crossed Southwest Georgia as a major storm, flattening pecan orchards and pine plantations and damaging thousands of homes. Many residents went through two serious claims in quick succession, sometimes with the same carrier.
That history matters for new claims. Carriers may point to old damage, and roofs repaired after one storm may have been patched with mismatched materials. A clear, dated record of the property’s condition before and after each event is the foundation of any dispute.

Questions from Albany property owners
Can appraisal cover barns and farm buildings?
If they are insured under a policy with an appraisal clause and the disagreement is about value, yes. Farm policies vary widely, so the form matters.
The carrier says my roof damage is from a previous storm. How do I respond?
Dated photos, repair invoices and inspection reports from after the earlier storm are the best evidence. We help assemble that timeline.
