Homeowner Insurance Claim Appraisal Across Georgia

Your house is not a spreadsheet. We review what the adjuster missed — matching, code items, labor minimums, interior detail — and turn it into a valuation an appraisal panel can work with.

Where homeowner estimates usually fall short

Carrier estimates are often written quickly after a storm, sometimes by an adjuster who flew in from another state and handled thirty houses that week. That pace produces predictable omissions. In Georgia homes we see the same handful over and over:

  • Partial-slope roof approvals where the remaining shingles are discontinued or cannot be matched in color and exposure.
  • Interior water damage scoped as “spot paint” when the ceiling texture or wall finish runs continuously into adjoining rooms.
  • Missing code items — drip edge, ice-and-water at valleys, step flashing, permit fees — required by local building departments when work is done.
  • Labor minimums and trade setup left off small line items, so a $90 repair is priced as if a plumber or electrician drives over for free.
  • Detached structures such as fences, sheds, carports and pool screens under Coverage B that were never inspected at all.
  • Additional living expense under Coverage D cut short when repairs run longer than the carrier’s original projection.

Our homeowner appraisal workflow

We start with your policy declarations, the carrier’s estimate and any letters you have received. Then we inspect the property in person, document it room by room, and write an independent estimate. You get a side-by-side comparison showing exactly which lines differ and why, so you can decide whether invoking appraisal is worth it before you commit.

If you move forward, we handle the panel work: naming the appraiser in writing, meeting the carrier’s appraiser, agreeing on an umpire when needed, and walking you through the award form line by line.

Condos and HOA-governed homes

Condo losses in Atlanta, Savannah and the coastal islands often split between the association’s master policy and the unit owner’s HO-6. Before we price anything we sort out which policy covers which component, because an appraisal award under the wrong policy helps no one.

Before you callGather the declarations page, the carrier’s estimate PDF, your photos and any contractor bids. Our free appraisal readiness score will show you what else a panel will want to see.

Frequently asked questions

Will invoking appraisal raise my premium?

Premiums are driven by claims history, location and underwriting rules. Using a policy provision you already pay for is not a separate claim, but we can’t speak for any carrier’s renewal decisions.

What if my mortgage company is on the check?

That is normal. Appraisal awards are paid like any other claim payment, usually to you and your lender jointly. Your lender’s loss-draft department then releases funds as repairs progress.

Can contents be included in a homeowner appraisal?

Yes, if the disagreement is about value. Contents appraisals depend on a clean inventory with ages, quantities and replacement prices, so we usually start by tightening that list.
